Current Resident

What if I have a maintenance emergency and the office is closed?

Contact Edelman, Inc. (heating, cooling, plumbing, and electrical issues) at (815) 692-2700 for emergency service and then submit a work order on the resident portal so our office is aware of the issue.

What happens if I get locked out?

Fortunately, we have installed key pads on every garage door, along with keyless entry at the front door.

I need to have some work done in my rental home. Who do I call?

You can submit a work order through the resident portal or send an email to leasing@atkinsgroup.com.

Do I have to mow my own lawn?

No.  Lawn care is provided for you.

Can I park on the street?

Street parking shall be permitted only temporarily, for guests.

Can I have a fence?

No fences are allowed.

When is rent due?

We require all residents to sign up for automatic payments through our resident portal.  Payments are due on the first day of the month.

Leasing

How long will it take for my rental application to be processed?

Application screening may take up to 72 hours for processing, due to using a 3rd party company.

What requirements are needed to apply for a rental home?

All adults are required to complete a rental application as well as providing a valid picture id, regardless if they are going to be on lease. In addition, the lease holder or holders will need to submit proof of income that’s at least 3 times the amount of market rent.

What is the pet policy?

Dogs and cats are allowed with a maximum of two pets per household. There is a one-time, non-refundable pet fee of $300 for each pet under 35 pounds and a $400 pet fee for each pet over 35 pounds, as well a monthly pet rent of $20 for each pet under 35 pounds and $30 for each pet over 35 pounds. Weight max and Breed restrictions apply.

Are washers and dryers provided?

Homes include a washer and dryer in the Clearview subdivision.

In Pebble Point and Stone Creek, there are washer/dryer connections in every home, but a washer and dryer is not included.

Can I rent furniture from you?

No, but we work with CORT.  They are happy to work with you to pick out exactly what you would like.

Is Renter’s Insurance required?

Yes, Resident throughout the term of their lease, shall insure Resident’s personal property on the Premise and shall carry General Liability Insurance in an amount of not less than $150,000 per occurrence and shall name Owner as an additional insured.


Move Outs

How much notice do I need to give to move out?

90-day notice is required.

When will I get my deposit refund check?

Deposit refund checks and/or itemizations of any charges will be mailed within 30 days of move-out to the forwarding address you provide.
